Tax Sale Module
The "Tax Sale Module" is an add-on program to Vailtech's Tax System (VTAX). The "Module" can also be integrated with other Tax Systems. The "Tax Sale Module" manages the process of Municipal Tax Sales, allowing users to record all information with regards to a Sale and to create all necessary forms with many fields of information being populated automatically. All forms are accepted by the Province.

System Use Notes

To add a new entry, enter the roll number of the property and hit the "Tab" key. The activity number and owner name(s) will automatically display for this roll number.

To "query" an existing entry, click the "Query" button, enter the roll number (including all zeros) and then click the "execute query" button. The information for this roll number will display.

PIN No: This is the Property Identification Number assigned by the province and must be entered. Maximum value - 20 characters (alpha/numeric).

File No: User assigned file number. Maximum value – 10 characters (alpha/numeric).

Agent No:

Status: Select Open/Closed/Cancelled as applicable. Default is set to "Open".

Pay Arrange Made: A "Yes/No" flag to indicate if payment arrangements have been made.

Registry/Land Titles: Select which section the property is registered in.

Legal Description: Enter the legal description required for tax sale.

Tax Arrears Certificate:

Date: Enter the date the Tax Arrears Certificate was registered.

Instrument Number: Enter the instrument number assigned when the Tax Arrears Certificate was registered.

Statutory Declaration:

Date: Enter the date the Statutory Declaration regarding the sending of notices was registered.

Instrument Number: Enter the instrument number assigned when the Statutory Declaration was registered.

Extension: Enter the "starting" and "ending" dates of the Extension Agreement (if applicable)

Arrears Cancellation Date: Enter the date the cancellation price was paid. This date appears on the Tax Arrears Cancellation Certificate.

Action To Sale:

Title Search Date: Enter the date of the title search.

Payment Into Court:  Enter the date and amount paid into court.

Transferees: If the property has been sold, enter the name and date of birth (D.O.B) for each transferee.

PARTIES

Enter the name and address of each party that has an interest in the subject property. The system will automatically assign the sequence number when the entry is saved.

Nature of Interest: Enter the applicable code as setup in the Nature of Interest table. A "List of Values" is available to select the code from.

Print Labels: Mailing labels can be printed for all interested parties. The labels are formatted to print on standard Avery labels 1" x 2 5/8". (Same label format as tax system).

TITLES

This setup screen is used to enter the various titles, names and text that are required to print on the tax sale forms. There are 6 Title ID’s (numbered 1 to 6) and each Title ID can have up to 5 descriptions. Refer to Sample Forms (A).

This setup screen is used to enter codes and descriptions for the different types of "interest" a party may have in the subject property.
